Grange Place is located in a desirable and well-connected neighbourhood, steps away from transit, schools, parks, the Art Gallery of Ontario, Chinatown, and numerous other amenities. However, like many similar neighbourhoods in Toronto, it is comprised of mainly low-rise, low-density housing.
An existing 1930s walk-up apartment building occupies the site’s street front. The larger rear portion of the site is vacant, despite facing a well-activated laneway. This presents an opportunity to unlock additional housing on the site in a sensitive, contextually driven manner.
We designed 12 purpose-built rental units, including a variety of 1-bedroom, 2-bedroom, and 3-bedroom units in a separate volume behind the existing building. Residents access their homes from a landscaped pedestrian mews along the southern side, which buffers the entrances from the laneway and provides the suites with direct sunlight. The building’s form, window rhythm and exterior details are influenced by the historical homes and apartments in the neighbourhood.
